Backyard News:
“Cape Coral”
- The beginning of the 4th quarter and especially the month of October, Cape Coral tends to see an uptick in new listings. It’s customary that we see the beginnings of a listing increase in the market but as we’ve seen this year with lowest number of homes, levels don’t appear to being replenished any time soon.
- Sales topped off at 582. Even during the distressed sales days, absorption rates have never been this high, a jump of 42% in one year and an 85% absorption rate making it one of the best months’ in 3 years.
- 18% gain year over year and a 4% increase in one month. While inventory levels are one of the lowest in the area/country, prices are becoming more and more unstable as we near the $350k mark.
“Fort Myers News”
- Active single family homes plummet 34% in one year with no clear end in sight.
- Fort Myers has a new record selling month. 412 single family home sales and a 52% absorption rate last month. These numbers are more aligned with summer months and not Q4 ones.
- Fort Myers single family homes sold for an average price of $419k, although not a huge difference from the month before, year over year it’s a 32% increase.
“Industry News”
- “Forbearance ALERTS” are beginning to pop up in certain files during underwriting, when lenders pull “Fraud Guard reports.” If borrowers did not accept, and are not currently in forbearance – signed LOEs should contain following the verbiage: Letters (LOE’s) should state if they ever called to inquire about payment options, if they were granted options, and what they chose to do (most pay despite a forbearance). If this pops up when reports are pulled, even with a LOE, the lender will do their due diligence to ensure there are no problematic issues or undisclosed information.
