“Backyard News”
- Distressed properties (both Short Sale and REO) have risen slightly over the last few months, they remain way below pre-recession levels and make up approximately 2% of all inventory.
- Closings continue to remain strong, year over year gain of over 7%. Distressed sales make up less than 2% of total closings in 2018 vs. 4% in 2017. Research shows that a market where distressed sales are below 5% is considered a viable, solid, sustainable one.
- New Construction permits is one of a market’s strength indicator and this month proves that this sector is thriving. There were approximately 241 permits applied for this past month and the number of issued permits have out surpassed 2017 by 24%.
“Industry News”
- The TDC (Tourist Development Council) has a reserve for beach clean (not canals) in the amount of $10 million dollars. The reserved funds will be used for the proper disposal of the algae. Disposing of the algae has proven to be the most challenging due to its toxicity. Currently, there are two separate grants for Algae and Red Tide cleanup in the amount of $1.1 million dollars which will be used in the hardest hit areas. To date, the Yacht Club area has been recognized as the hardest hit area (according to TDC) with a total of 1,200 tons of fish removed.
- The Small Business Administration (SBA) officially declared disasters for both red tide and blue-green algae. Small businesses who have been negatively impacted may be eligible for loans for up to $2 million. For more information, please visit: www.FLRA.org/algae
- Facebook removes Ad Options after HUD filed a complaint that the social network’s platform allowed users to discriminate based on the user’s race, color, religion, sex, familial status, national origin and disability.
- New Financing option revealed, called the AUS Non-Conforming Loan, which allows up to 95% financing with no MI. Rates are higher in addition to the high LTV and includes “cash outs” with no MI.
