“Backyard News”
· Inventory continues to be a point of concern for Cape Coral, although inventory did increase over last month (nearly 7%) it’s not enough to support the demand of new household formations, new residents, etc.
· October had 400 new listings come on the market and 405 went under agreement, nearly 20% of listings taken each month go pending that month.
· 362 closings in October a drop from last month but high for this time of year.
· Rental income and home values are both up approximately 15-20% over 2014.
· New construction permits are the highest they’ve been in 9 years, the new fiscal year had 101 total with $24million in expected revenue.
“Industry News”
· Title companies and real estate agents are urged to remain vigilant while an email scam makes its way targeting unsuspecting people.
o Hackers are intercepting sensitive emails between title companies, agents and their clients redirecting cash through wire transfers. Essentially, a hacked email is sent to the title company redirecting seller proceeds to be wired to another account.
· Interest rates took about .125% leap in one day the main motivation behind it was job related economic news which was all very positive with unemployment moving down to 5%.
o Good news for the economy usually means rates increases
o Bad news for the economy usually means rates decreases.
