“Cape Coral”
- The much expected increase in active inventory was disappointing; although levels did increase, the increase was that of 1%. Normal patterns would be more in line with a gradual increase of 3-5% for this time of year.
- An unseasonably high number of closings. Total sales were 521 making October 2021 as one of the strongest months in over 12 years with an absorption rate in the high 90’s.
- Prices are typically influenced by two factors: the number of sales and the number of homes on the market. It’s common that when inventory decreases, sales rise (supply and demand) and prices soar. When inventory levels rise, sales tend to fall and prices usually rise along. Last month, inventory grew, sales, grew and prices rose.

- Active homes on the market in FM remain unchanged, in fact when the market should be increasing (3-5%) based on the time of year it actually rose by 2 homes last month. Even more troubling with the number of visitors to the area (an expected 18-20k new residents in the next several years) which would make future homeowners in SWFL.
- Sales in Fort Myers similarly to the increase in number of new homes remained unchanged. However, the sheer number of sales for an October, was the highest on record.
- Prices rose by 4% in October bringing the average single family home to $507,000. Up $88k from 2020.
