Backyard News:
“Cape Coral”
- A small increase in inventory last month, the customary double digit gain Cape Coral normally sees at this time is non-existent this year. Not to mention, inventory levels are the lowest they’ve been in six years and have plummeted by 27% since January.
- November 2019 has gone down in the books as one of the highest November reported Sales in well over a decade. Sales continue it’s positive momentum and rose 14% from 2018.
- Absorption rates unseasonably high for this late in the year at 23%, with the average sales price nearing the $300k mark again this year with a healthy 8% gain from last year.
- New construction permits down from a high in October and no notable change from the 2019FY. New construction sales make up nearly 18% of all sales in Cape Coral
“Fort Myers News”
- Inventory levels have not been this low in almost 10 years and the much expected 10-15% increase we normally see this late in the year may not become reality. In fact, inventory rose by only 1% which is a far cry from past years and one can’t help but wonder what 2020 will bring.
- What appeared to be a transitional year from the hyper-supply to recession in 2018 now appears to be back to expansion levels.
- At first glance, the monthly comparison in prices appears that FM had negative appreciation in 2019, however after further review there was a property which sold for $7 mil, remove that and prices actually rose 3.5%.
- New construction permits in November were 207, down from October but up nearly 19% from a year ago.
“Industry News”
- The Federal Housing Finance Authority (FHFA) have raised their conforming loan limit by 5.38% to a maximum amount of $510,400 for Fannie, Freddie and Conventional loans. FHA is $331,760 all will take effect in 2020, however if closing a Conventional loan in December, the new limit will apply.
- Beginning in 2020 VA Loan will have no limit caps. Under the new rules, vets can get any loan amount via VA that can independently qualify to receive, though banks can still put in some restrictions to protect themselves against defaults. For example, some lenders may require higher credit scores or debt-to-income ratios in qualifying for the loans. The loans likely apply only to a borrower’s primary residence too.
