“Backyard News – Cape Coral”
- Typically inventory begins its decline in the first part of the second quarter, primarily April into May therefore the fact that levels remained virtually unchanged is no departure for the time of year. Total active homes in Cape Coral were 2,316, the highest they’ve been in years.
- Year over year comparisons show distressed listings nearly doubling in March to 100, although still below normal market levels they remain unchanged from the month before.
- 463 closed single family homes last month a jump of nearly 40% and the second consecutive month of increased sales.
- Nearly 50% of all closings are in the $200-$299k price bracket which is this area’s “sweet spot” however, this price point is an equal level playing field for buyers and sellers and roughly 40% of our market is within this price range.
“Fort Myers News”
- Fort Myers inventory fell last month by 4%, which is exactly what we expect to see at this time of year. Total active single family homes are 1,788.
- A surge in closings is also an expected sign and in fort Myers that meant 328 up from 230.
- Average single family home in Fort Myers fell from a year ago by 1% to $330,000 down from $334,000 the year before.
- The majority of all sales in Fort Myers are within the $300k-499k range and the average inventory in this range is borderline a buyers’ market with 5.6 months of inventory.
“Industry News”
- FHA underwriting standards may affect many would be buyers with its new underwriting policies that are effective now. Large numbers of applications could be rejected in the coming months. FHA recently informed lenders nationwide that from March 18 onward, it would be applying more stringent standards to applications from high-risk homebuyers. FHA documented that lenders must now conduct manual analysis of every new loan applications that is flagged as high risk.
