“Backyard News”
- Pent up demand, job growth, increase in wages and historic low interest rates all factor in a robust end to 2017 in Cape Coral.
- Total single family home sales were over 4,600 with an annual appreciation rate of nearly 8%.
- Increase in inventory and lower priced home sales contributed to a year over year drop of 2% in single family home prices. The average sales price in December was $272,000.
- Overall, home prices rose for the 7th consecutive year, for many that purchased in the last several years, it may mean instant equity in some cases as high as 30%.
- The Fort Myers market finished off strong with a 19% increase from the previous month. Although a strong December, Ft. Myers fell short year over year with a sales deficit of 5%.
- Fort Myers single family home prices rose from 2016, overall appreciation in this area is 4%.
- The Bonita Estero market with a disappointing finish to 2017, a considerable drop in home prices of -16% and a market which favors buyers (8+months of inventory) sets a new benchmark as we enter 2018.
“Industry News”
- Homestead exemption reminder: Apply for this before March 1st 2018 to get credit in November 2018. The Homestead Exemption allows for $50,000 off of the assessed value of home.

- Tax Reform of 2018: Capital gains exclusion was left in place. Capital gains exclusion of $250k for an individual and $500k for married couples on the sale of a home. Pass-through entities: significant reduction in business income earned by independent contractors and income received from pass-through entities. Small businesses – namely, pass-through entities such as S corporations and limited liability companies (LLCs) – get a break, too. That’s because under current law, profits from a small business “pass through” to the owner and is taxed at his or her individual rate, which can be as high as 39.6 percent. The Senate’s bill will allow business owners to deduct 23 percent of their income, which will help them save on taxes.
- Citizens Property Insurance Corp new and existing customers, effective Feb. 1 st any damages occurring from “accidental discharges or overflows of water from plumbing, heating, air conditioning, fire suppression, sprinklers, household appliances will have reimbursements capped at $10k. the homeowner will have two choices: find their own repair contractor and stretch the $10k or get the cap waived if they agree to use Citizens new Managed Repair Contractor Network Program provided Citizens makes the program available.
