“Backyard News”
– 414 total closings in Cape Coral, usually the beginning of the 3rd quarter we see sales begin to descent.
– Inventory levels also saw a dip from last month, active single family homes are over 1,460 in Cape Coral.
– Cape Coral inventory remains at a strong “seller’s market”.
– Cape Coral home prices saw another rise from last year’s $248k by approximately 7.6%. – The average sales price in July was $267,000.
– Cape Coral permits totaled 154 for July with a taxable value of $39m. The top 5 builders in Cape Coral consists of : DR Horton, LGI, Adams, Wade Jurney and SN Construction
– Fort Myers sales mirror that of Cape Coral with a drop from the month before and inventory levels dropped by nearly 7% since June.
– Bonita Estero saw the largest drop in home sales this year, by about 30%.
– Inventory levels in Bonita Estero fell last month but without enough sales, this market is now favors buyers
“Industry News”
– Canadian Snowbird Visa Act was introduced into the US House, the Bill would allow Canadians, over 50 years of age who own or rent a US residence to stay in the US for an additional two months (approx. 242 days, total) per year.
– Freddie Mac restricting 1% down payment mortgages beginning November 1st. Freddie Mac is targeting mortgages that allow borrowers to purchase a home with a 1% down payment and says borrowers will need to come up with at least a 3% before receiving any kind of contribution from a lender.
