“Backyard News”
· As a result of the uptick in inventory our market has shifted from a primarily Seller’s Market to a Buyer’s Market. Very customary for this time of year.
· Although distressed sales are down considerably (by approximately 82%) distressed sales continue to have a presence of about 8%, economists imply that a “normal” market is one where distressed sales make up between 3-5% of the total closed sales.
· Cape Coral average sales price saw the highest increase in 4 years, 20% from the previous year.
· 86 permits were pulled in Cape Coral for single family homes up 14% from last year. 937 total permits were issued in Cape Coral in 2015 we are 36% of the way there!
· Residential and land is not the only sector of our market experiencing price increases: Rents are also rising on average 5-8%, and many areas rising over 10%.
· Many of our tenants have credit scores over 600 but are unaware they may qualify to buy!
“Industry News”
· Title companies ordering Estoppel’s (Condo’s) will required the payment of an Estoppel up front.
· On February 3, the Florida House Finance and Tax Committee voted favorably on a comprehensive tax reduction bill. House Bill 7099, relating to taxation, includes a 1% reduction of the Business Rent Tax in 2017 with another 1% reduction in 2018. The bill moves directly to the House floor for discussion and debate next week.
· More companies would move to Florida or expand, hire more employees and raise salaries if the tax rate was less. In the first year, a complete repeal of the tax could create up to 185,000 new jobs and $20 billion in economic impact. That’s five times more than the tax revenue impact.
· Florida’s business ranking ranges from No. 13 in the nation (Site Selection magazine) to No. 22 by Forbes magazine. Eliminating the sales tax on leases would be a boon to businesses of all sizes, and especially to small companies that can’t afford to own storefronts and offices.
