“Backyard News”
· A trickle of inventory has finally arrived, inventory rose in Cape Coral last month to 1,285 comparatively speaking, inventory remains down approximately 10% from last year.
· Limited inventory will keep sellers in the driver’s seat as buyer demand remains strong.
· Expect prices to rise and the list to sale ratio to move beyond the 97%, if inventory remains tight.
· 398 total closings for September a jump of 10.9%, the result of a strong July in terms of pendings vs. active new listings.
· Pendings are indicators of future closings, as we’ve seen this year new pendings have outperformed new listings, a recipe for record sales in Q4.
· September 2015, highest September in transactions in 5 years!
· New Construction permits were 83 closing the fiscal year with 937 total, highest year since 2007 by 233.
· The average price for a new construction home based on the total revenue expected and the number of permits issued is approximately $216k. This figure does not include lot prices.
· The gap is narrowing between resale and new construction, the margin is approximately 10-15%.
· In the state of Florida, Lee County is #6 in total new home construction.
Portion of Sirenia Vista Park Closed – The south end of Sirenia Vista Park will be closed until Nov. 13 for construction of a new walkway and observation pads. The improvements include installation of a 1,300 foot concrete walkway and 2,000 square feet of concrete observation pads.
Sirenia Vista Park is at the corner of Ceitus Parkway and Old Burnt Store Road. The $80,000 project is funded from a grant provided by the Lee County Tourist Development Council.
“Industry News”
· The House of Representatives voted to pass a bill that will provide a hold harmless grace period for the Consumer Financial Protection Bureau’s (CFPB’s) TILA-RESPA Integrated Disclosure (TRID) Rule, which went into effect October 3. The grace period will extend through Feb. 1, 2016.
· The Realtor Association of Greater Fort Myers and the Beach, Inc. will be holding a vote beginning Saturday, October 17, 2015 at 9am through Tuesday, October 26, 2015, 5pm, to obtain membership approval for the merger between the Realtor Association of Greater Fort Myers and the Beach, Inc. and the Cape Coral
