“Backyard News”
- Inventory continues on the decline with a total drop YTD of 30%.
- The average monthly drop has been 5.6%, July is the 6th consecutive month of inventory decline and brings the total available single family homes to 1270 comparable to July of 2013 of 1242.
- 439 total units sold was the 2nd highest all year, 2015 is closing the gap in list to sale ratio of 2005’s 98%.
- The average sales price in Cape Coral was $242,000 and has increased by 10% (avg) since the beginning of the year.
- Although home prices have steadily increased, we are still approximately $115k from peak prices of 2005.
- Cape Coral permits were up again last month with 99 total issued.
- Applications (new construction permits) were down nearly 87% because new building codes went into effect on June 30th. Builders rushed to submit all apps before the deadline.
- Permit applications have remained stable this fiscal year at around 70-100 per month.
“Industry News”
- According to the NAMB, Wells and Bank of America may no longer be making closed-end home equity loans, as a result of the commencement of TRID (expected in October).
- The House and the Senate (Florida) passed a $78billion budget towards the Sadowski Affordable Housing Trust Funds. Of which, $101million will go towards the SHIP program which will provide assistance for FTHB with down payment and closing costs assistance
