NW Cape Dredging
The City of Cape Coral plans to begin dredging in the North Spreader Canal on Monday, June 29. This project will continue for several months, and will be completed no later than mid-November.
The City’s Public Works dredging crew will be working in the canal Monday thru Friday from 7 a.m. to 4 p.m., excluding holidays. The project area will extend from the *300 block of Old Burnt Store Road south to Pine Island Road. The last time this portion of the North Spreader Canal was dredged was in 2008.
Canal access will be available throughout the project. Boaters are advised to use caution when traveling through the work area, and obey all signs, buoys and instructions while City workers are present. Speed limits will be strictly enforced.
With more than 400 miles of canals, the City of Cape Coral maintains an active dredging program. Dredging removes sediments and debris that accumulate in the bottom of canals, as part of the natural process of sand and silt washing into the waterway. Dredging helps to maintain the desired depth of the canals for stormwater drainage purposes, and to ensure the safe passage of boats.

Note: A holding area for the spoils (the dredged sand) will be in the far north area of Sirenia Vista Park and then trucked out.
*In addition, dredge operations that will be performed by Gator Dredging will extend from the vicinity of the Rosemary Lake Bridge Canal (located at the north end of Sirenia Vista Park) south to the vicinity of the westerly turn of the canal paralleling Pine Island Road.

“Backyard News”
- Cape Coral sees another drop in inventory in May, dropping 7.9%, since January inventory has decreased by 18%.
- In the past, previous trends show the month of June as the beginning of rising inventory. The second peak in inventory is usually Q4.
- There is currently 4 homes in Cape Coral with an asking price of $100k or less, all are 70’s and 80’s built.
- May total closings drop (slightly) to 399.
- Since February, pendings have exceeded the number of new listings, a forward-looking measure of future home sales and rising home values.
- Although distressed properties are down from the peak (November 2008 of 2,812) distressed sales continue to make up 17% of our market.
- A “normal” market is achieved when 2% of total sales is attributed to distressed properties.
- 13.5% gain in home values for the month of May, inventory continues to favor seller(s).
- 85 new construction permits issued in Cape Coral, freshwater lots sold for an average of $24k and gulf access lots sold for an average $120k (a drop from previous month of $50k)
- New home construction continues to increase since 2012, permits still remain well below the historic peak of March 2005 (858) eliminating any threat of a “housing bubble”
- Population growth (in Cape Coral and Ft. Myers) is expected at an average of 15,700 people or 2.3% annually, household growth is estimated at 7,025, or 2.4% annually. As long as housing demand remains strong and financing remains conservative, the housing market should continue at a steady gain for several more years.
“Industry News”
- While the housing market continues making a steady recovery, there are still homeowners that are underwater, the MHA (Making Home Affordable) Program has recently been extended to December 2016.
- On August 1st, new rules go into effect to combine the Good Faith Estimate and the Truth in Lending disclosure into a single disclosure. RE/MAX Realty Team will be hosting a workshop to keep you informed of all the new rules/modifications.
- A new policy that will go into effect on July 1st allows any person/entity “engaged in a business or profession licensed by the state” the use of drones. Persons must comply with FAA rules (www.faa.gov/uas)
