“Backyard News”
· Cape Coral faced a 4.2% drop in inventory, making March the third consecutive month.
· Historically, the decline in inventory begins around February before it begins to level off and peak in the late spring/early summer months.
· March had the highest number of traditional sales since April 2008.
· 2015 is off to a fantastic first quarter, closed sales have risen by over 22% compared to 2014’s Q1.
· Double digit appreciation was back in March, along with a sellers market!
· U.S. Census Bureau rank Lee and Collier counties among the top 10 fastest-growing metropolitan areas from July 2013 to July 2014. In part due to employment gains.

Flood Insurance Recap
· #1 – gifting or transferring flood insurance- Allows for the buyer to “take-over” the remainder of the time on the policy. Letter from Seller to their insurance company indicating transfer to buyer is required
· #2 – As of 4/1 EVERYONE pays a subsidy: $25.00 for Primary Residence – $250.00 Non-Primary. This is Non-refundable. This extra money goes into a fund to help off-set costs for disasters (wait for comments from the tea party galley)
· #3 – Flood Map for Lee County will be redrawn in 2016
· #4 – Primary Residence – deemed as residing in the property a minimum of 51% of the year, i.e. 6 months and a day (186 days). To have lower costs by being a “primary residence” one must signed an affidavit to be filed with the insurance company saying their intent is to be here at least six months and one day.
· #5- Base elevation – measured by finished floor, i.e. kitchen (not the garage floor)
· #6 – as of 4/1 new options for deductibles = One could have higher deductibles-$10k specifically and split it $5K towards contents and $5k towards building. BUT…MUST HAVE THE APPROVAL OF YOUR LENDER. Some lenders have a maximum deductible ($2,500). So approval from lender is necessary or insurance could be force placed (insurance term).
