“Backyard News”
-1,792 active single family homes in Cape Coral.
-Traditional listings dropped less than 1% (.7%) from the previous month. The average asking price is $385,000.
-Although there were more (active) distressed properties a year ago, Cape Coral saw a strong February with 326 total closings, an increase of 18% overall.
-The average sales price dropped last month from a year ago, as a result of the number of active distressed and non-distressed homes on the market. -Distressed properties typically sell for more than list price which caused the average sales price this year to drop by 2% or $5k.
-Inventory dropped to (1.2months) 5.4 which is suggestive of a neutral market.
