“Backyard News”
· Cape Coral inventory continues to decline, making September the 6th consecutive month of decreases.
· 397 (was the total number of pending units for September) vs. 332 (the total number of new listings that hit the market in September).
· As inventory levels continue to fall, “On the Fence” sellers have little competition; including from distressed properties, making it prime time to list and sell their home for top dollar.
· More closings in September (337) than the month before can be attributed to higher number of active REO’s in August.
· 30% price increase for Gulf Access lots in 1 month!
· According to a study performed by RealtyTrac, Cape Coral-Ft. Myers made the top 10 list for baby boomers for population growth (28%).
· Rental market has appreciated roughly 8-10% since last year and in some cases rental amounts are about even with mortgage payments.
